Here’s what to check:
Finishes and surfaces
Paint runs, poor coverage, rough plaster skims, uneven silicone lines, chipped tiles, scratches on worktops loose gaps around architraves, for example.
Doors, windows, and joinery
Open and close everything. Ensure doors latch, are tight in their handles and don’t squeak on opening. Windows should lock and seal. Check for doors that have stuck or become difficult to shut (a common indicator of incorrect installation and swelling).
Electrics and lighting
Test every switch and socket. Test extractor functions, check lights do not flicker and external light/socket works if installed. Ensure installed smoke/heat alarms operate as per regulations.
Plumbing and water
Turn on the taps, flush toilets, and look for any leaks under sinks. Look out for any slow drainage, weak water pressure and damp spots around baths or showers.
Heating and ventilation
Radiators heat evenly, thermostats work and any new ventilation (bathroom/kitchen) is actually extracting.
Clean-up and completion
Ensure the rubbish is out and touch-ups are done, any agreements on that extra mile of service (shelves added, trims fitted to your gables, etc).
